Cleartech’s Approach
Cleartech Group partnered with HE Simm Group on the newly impressive MODA Living 433 high-tech apartment complex in Holland Park which overlooks Glasgow City Centre. The main contractor for this project is Robertson, continuing their successful collaboration with Cleartech, following the recent completion of the MODA Living Complex in Edinburgh for FES and Robertson.
Cleartech’s scope of works included LTHW water treatment to BG29/2021 & Commissioning Works in line with CIBSE Code W, Water Treatment of HIU Apartment Secondary circuits in line with BS7593, Ventilation Commissioning in line with CIBSE Code A & Domestic TMV/Temperature validations as well as final disinfection works to BS8558.
With works split over 6 blocks with separate handover & completion dates Cleartech’s planning of labour as well as flexibility & thinking out of the box allowed for these dates to be made & a successful handover process.
The LTHW systems were made up for a 55,000 Litre Primary & CT system as well as a separate LTHW VT system with a water volume of 64,000 Litres, these were both treated & maintained until PC in line with BG29/2021.
These systems serve over 500 heat emitters throughout the 6 blocks with the highest at 18 floors, including 433 HIUs were then commissioned in line with CIBSE Code W.
With the system being designed to use PHXs with a hydraulic split via PHX from the primary CT circuit there was a requirement to carry out secondary HIU circuit power flushing & dosing works to each of the 433 individual circuits in line with BS7593. This was carried out successfully with a separate flushing report per apartment.
The ventilation commissioning works included over 100 HRUs, nearly 400 fans & a total grille count of over 1,000 splits across the systems. The planning, tracking & paperwork exercise involved in these works as well as the hands on commissioning can be very time consuming but imperative in relation to getting the project complete timeously or advising of any issues in a swift manner to avoid any downtime on the project. Cleartech’s site team & project support team really drove these works to completion with their swift reports & accurate tracking.
The final set of works on each phase of the project was the TMV validations prior to CWST being cleaned & full phasing disinfections in line with BS8558.
All samples covering potability, pseudomonas & legionella were taken & tested at our UKAS accredited laboratory partner to provide final independent certification of a clean & compliant domestic system.
