Cleartech’s Approach

Cleartech Group have partnered with FES and the main contractor Multiplex at the new JP Morgan office block in the heart of of our home city of Glasgow’s International Finance District. The Argyle Street based cutting edge technology office will be home to 2,600 local employees spanning across 270,000 square foot and 14 floors.

Cleartech’s scope of works included LTHW & CHW water treatment to BG29/2021, LTHW & CHW Commissioning Works in line with CIBSE Code W, Ventilation Commissioning in line with CIBSE Code A & Domestic TMV/Temperature validations as well as final disinfection works to BS8558.

Due to the timeline & programme constraints & changes to the project design etc Cleartech had several teams onsite varying from 2 – 10 working day shifts, backshifts, nightshifts & weekends depending on the needs of our client & end user.

Cleartech’s flexibility & labour resource was a key factor in the completion of all water treatment & commissioning on this project.

The LTHW on the system was made up of circa 30,000 Litres & around 800 heat emitters. This included an ASHP circuit on the roof of this 14 floor office block which was flushed using temporary pumps to achieve flushing velocities of pipework up to 300mm in line with BG29/2021.

The CHW on the system was made up of circa 30,000 Litres & around 800 heat emitters. This included an ASHP circuit on the roof of this 14 floor office block which was flushed using temporary pumps to achieve flushing velocities of pipework up to 300mm in line with BG29/2021. This also included a final dose of 20% glycol into the system.

The separate CHW IT circuit served the server rooms throughout the project & was a vital system in the operation of this office block, it is almost ran as a small data centre CHW circuit. This system was circa 2,000 Litres in size & served 13 FCUs throughout the building.

These systems were commissioned using SAV boxes, PICVs & commissioning sets across the different circuits served from ASHPs to FCUs, Rads, Trench Heaters, Air Curtains & Heater Batteries from a collection of Air Source Heat Pumps (ASHPs).

The ventilation commissioning works, which included 6 AHU systems, circa 700 FCUs, a total of around 2,500 grilles & bellmouths as well as VAVs serving primary ventilation on each floor plate.

These systems can be complex and required a lot of planning from the site engineers & team leaders to engage on site with BMS contractors on site to set & validate VAVs on top of completing associated balancing works on time with the programme.

The final set of works included the DHWR balancing, TMV validations prior to CWST being cleaned & full system disinfected in line with BS8558.

All samples covering potability, pseudomonas & legionella were taken & tested at our UKAS accredited laboratory partner to provide final independent certification of a clean & compliant domestic system.
