Cleartech was engaged by NG Bailey to carry out the HVAC commissioning and water treatment works at Aberdeen International Business Park’s 40 acre development.This development was split into 3 separate blocks joined together by a centre atrium. Each block is served by it’s own stand alone mechanical systems.In Scotland’s biggest single office letting deal, Block 1 was pre-let to Aker Solutions who now lease 335,000 sq ft of space including their own purpose-built leisure facilities.
Our HVAC commissioning and water treatment works include:
Domestic water services chlorination to the following systems:
- Domestic water services chlorination of 6 x CWST (2 cwsts per block)
- Pre-commission chemical clean of LTHW
- Pre-commission chemical clean of condenser & water loop circuits
- Commissioning of 2036 ventilation terminals
- Commissioning of 275 toilet extract grills
- Commissioning of 6 LTHW and CHW systems with 148 commissioning sets
Cleartech’s team of highly experienced water treatment engineers carried out the cleaning and chlorination of the newly installed hot and cold water services to BS8558 specification and Cleartech specification 02 and 04. Our engineers took a number of potable water samples which were tested by an independent UKAS accredited laboratory. We also set and tested all TMVs and TBVs throughout the domestic hot and cold water system.
We carried out a full pre-commission chemical clean including static flushing, biocide wash, dynamic flushing and dosing of corrosion inhibitor fully in accordance with BSRIA BG 29/2012. Block 2 and block 3 comprise high specification, energy efficient office buildings from 50,000 – 530,000 sq ft incorporating BREEAM Excellent and EPC A/B ratings and a car parking ratio of 1 space per 30 sqm gross. Block 2 will also include at least one 4 star hotel with extensive leisure and dining facilities.
